Given the choice, would you rather invest your money with; a Bank/Building Society, Stocks and Shares, or property? With North East properties are giving landlords returns in excess of 15% it doesn’t seem like a very difficult decision. But there are hundreds of people who are not investing in ‘right property’ because they lack the time, expertise and confidence to understand the market and do the necessary research to ensure the property they are purchasing is the right investment property. The cheapest isn’t always the best value and at Sylvester Properties that’s what we’re experts in … giving our landlords expert advice on purchasing the best value and BMV investment property deals.
The North East Property Market
Since 1988 the North East property market has been evolving fast. The big change was brought about by the Housing Act 1988. The creation of the assured shorthold tenancy allowed those interested in building up a residential letting portfolio to do so in safety.
Young, ambitious and hard working people are in the main inhibited from buying by the initial costs involved and large deposits required to make a purchase of a property. These same factors create a market for investor landlords who are looking longer term and can ride out any bad times on the back of consistent income, low interest rates and the prospect of long term capital growth. Added to these factors, there is a very real shortage of good quality purpose built homes in both County Durham and Tyne & Wear. As the UK population increases beyond the 60 million mark, planning restrictions continue to hold back developments. With demand high and the availability of long term fixed rate finance at very attractive rates, investors are seeing the real opportunity to build up a valuable portfolio of properties in order to provide long term financial security.
Everyone would like to buy at the lowest price possible and get the highest rental income, while benefiting from capital growth. But many people lack the time, experience and confidence to achieve these goals.

Our Paid for Service
In a nutshell, we act as buyer’s agents for our Investment Partners. As an Investment Partner you are allocated your own dedicated investment advisor who will firstly discuss your investment strategy and if you don’t have one they can listen to your investment plans and build one together with you – looking at both short and long term goals for your investment capital.
The other important benefit of being an Investment Partner is that you get first refusal on all of our recommended investment opportunities before they go out to those using our free service.
To become an Investment Partner, in addition to agreeing the commission we charge for a purchase*, you will be asked to provide us with proof of funds for any potential purchases. Investment properties can come on to the market and be snapped up very quickly, so it’s imperative to have funds in place ready to move when the time is right. However, our experienced team will be there to support and advise you every step of this exciting process.
* Fees are subject to change, but our flat fee is usually £500 inclusive, per property.
