How important is a FOR SALE board when selling a property?

At Sylvester Properties we firmly believe to give your property the best chance of selling it should have a For Sale board outside. This is for a number of reasons:

40% of properties are sold in the UK through word of the mouth. I.e. someone locally seeing the board outside your home and passing the message on to a family member or friend who is interested in living in the area.

Gossip sells – “Did you see that number 32 has their house up for sale ….” Don’t be put off by people in the local vicinity discussing your decision to sell. This can be the best form of advertising.

People can sometimes become suspicious of a homeowner who doesn’t want to have a board outside the property. Creating suspicion is never a good start to a viewing.

We recently showed a customer a property very close to our shop in Stanley and they were unaware of a similar property for sale with another agent in the same street. They loved the one we showed them and agreed a sale with the vendor. Would that sale have gone through if they’d checked out the other house …. Who knows?
